Given the immense impact of buildings on the environment, Mansons TCLM’s massive commitment to Green Buildings has provided a substantial contribution to New Zealand’s environment by way of reduction in waste, greenhouse gas emissions and energy consumption caused by traditional building methods.
Mansons has developed and constructed more Green Buildings than any other company in New Zealand. This represents a total of 14 commercial buildings comprising over 185,000m² of gross floor area completed or currently under construction by Mansons with Green Star certification. Mansons built the first two buildings in Auckland to be certified by the New Zealand Green Building Council (completed June 2008), and had designed and commenced construction of its first Green Building before the New Zealand Green Building Council certification system was even operative (using the Australian rating system in lieu).
Since then every building Mansons has developed as been either a 4 or 5 Green Star certified building, including Mansons’s new head office which is being designed to achieve a 5 Green Star rating.

BNZ-QUAY PARK 1

THE BUILDING WAS ORIGINALLY DESIGNED TO ACHIEVE THE EQUIVALENT OF A 4 GREEN STAR RATING BASED ON THE AUSTRALIAN GREEN STAR SYSTEM.
During construction the NZ Green Building Council rating tool was launched, so it was decided to adopt this. BNZ wanted to achieve 5 Green Star status, so the Design and Specification was upgraded to reflect this. Mansons sponsored the creation of the As Built rating tool, and this building became the pilot project.
The Green features include cycle and pedestrian commuter facilities, a “rain harvesting” system for toilet flushing, small car parks and an integrated fit-out was undertaken with BNZ.
Low VOC materials were used where possible and 90% of the steel used in the construction was recycled.
The building achieved a 5 Green Star rating with the NZGBC for both Design and As Built. In 2009, the building was awarded “Excellence” in the Property Council NZ Awards.
167 VICTORIA STREET, AUCKLAND
THE PROJECT TEAM FOR SPARK CITY SET OUT TO DESIGN A 5 GREEN STAR BUILDING SIGNIFYING “NZ EXCELLENCE.”
Reduction in energy consumption was considered across the entire building design from its façade for efficient heat gains and losses, to efficient lighting and control systems to chiller pumps etc, all of which were chosen for energy efficiency and their reduced long term impact on the environment.
Water consumption in the building was addressed with a “rainwater harvesting” system supplying the toilets and the choice of water efficient fittings.
The indoor environmental quality of the office space was enhanced by supplying additional fresh air which equated to 150% of the basic code requirement.
An innovation point was sought and granted for the air conditioning system in the building which is the first radiant passive chilled beam system installed in New Zealand. It is based on the Frenger “carat” chilled beam ensuring very low levels of required maintenance.
Cycle and pedestrian commuter facilities are provided for 10% of the population of the building together with 6 visitor cycle parks.
Spark City was awarded “Excellence” in the 2011 Property Council of NZ Awards.
73 REMUERA ROAD, NEWMARKET
WATERCARE HOUSE IS A MODERN WELL DESIGNED OFFICE BUILDING WITH STATE OF THE ART SERVICES. IT IS RATED 5 GREEN STAR FOR DESIGN AND AS BUILT.
The building is very energy efficient and gained an innovation point for the use of LED lighting throughout the office floors. The mechanical ventilation system utlises heat pump technology to pre-temper the air at the air handler unit, making for a more efficient system. The façade features double glazing with high efficiency low E coated glass.
This building is very well located close to Newmarket shopping area and public transport. It was completed in November 2013 and is tenanted by Watercare, NZ lotteries Commission (Lotto), BP Oil and Avanti Finance.
The LED lighting is also used within the cantilevered box sections on the exterior of the façade enabling these areas to be lit up in variable colours.
8 TANGIHUA STREET, AUCKLAND
THE 7 LEVEL QUAY PLAZA BUILDING WAS DESIGNED BY JCY ARCHITECTS AND LEASED TO G.E. MONEY.
It was originally designed to achieve a 4 greenstar rating under the Australian system. During construction the NZGB rating tool was launched and we opted to use this and achieved a very strong 4 Greenstar rating with an overall score of 55 points.
The building features solar controlled double glazing providing good thermal comfort and external views.
The lighting is flicker free T5 low frequency ballast fluorescents with lower light level to conserve energy.
CO2 monitoring is provided, plus an additional free cooling facility when outside conditions are favourable. A dedicated tenant exhaust system is also provided.
The site was contaminated from previous occupation. As part of the development, which was completed in 2008, all contaminated material was removed and the site was remediated.
162 VICTORIA STREET, AUCKLAND
162 VIC IS A NEW GENERATION OFFICE BUILDING LOCATED IN THE VICTORIA QUARTER, CLOSE TO VICTORIA PARK AND THE VIADUCT AREA.
It is rated 4 Greenstar Office Design and 4 Greenstar As Built. It is an energy efficient building that has the first public cycle facility approved by Auckland City Council.
The building is extremely well insulated and has a double glazed facade to the front and rear walls, with concrete panels to the 2 side walls. General office lighting is flicker free T5 fluorescent at low lighting levels for power efficiency.
Sierra Cafe is located within the main entry foyer and Tank Juice occupies the road-facing tenancy. An atrium void extends up from the entry foyer through all office levels.
Suspended walk bridges provide access from the lift to the office floors, providing architectural interest with convenient access.
The building is well located with regard to public transport and is next door to Les Mills Gym and across the road from Spark’s headquarters.
The building was completed in late 2011 and is tenanted by Oracle, Paymark, Kordia, Baycorp and Cogent.

The St George Corporate Centre is a new generation office development of the highest quality, comprising approximately 10,000m² of offices plus retail, onsite café, and 2 levels of basement carparking. The building will achieve a 5 Green Star certification from the New Zealand Green Building Council, one of the few buildings in the Parnell area to achieve this level of building excellence.
The corner of St Georges Bay Road and Garfield Street will form the main entry to the building, creating an opening that provides natural light and visual connection to the inner part of the building from the street. A link bridge will connect the levels above this entry, and cantilevered bridges overhanging the atrium void will act as a mini “sky court” for the upper level tenants.
